Local firm Perry + Perry Developments Inc. have announced plans for a $5.1 million, 23-unit expansion of their existing affordable supportive housing development at 20 Hill Road, in Lively.
The project is an extension of the company's current housing partnership with the North East Local Health Integration Network and Greater Sudbury.

In a news release, company president Jeff Perry said the project fills a gap “that our current housing and health care system leaves underserviced” and will compliment their current 33-unit facility, which is fully occupied.
“Health and home care services are currently offered through an on-site service provider to all qualified residents,” Perry said in the release. “Mail service arrangements for snowbirds or long-term vacationers will soon also be available to those in need of peace of mind during extended periods away from home.”
The 23-unit, market rent expansion will increase the total number of apartment suites on the site to 56. The project includes a village-like master plan that hopes to see as many as 200 apartment suites, as well as a variety of food service, retail, social and fitness programming, as well as more on-site medical services “allowing residents to comfortably age-in-place in the convenience of their own home and community,” the release said.
The secure four-storey residence offers a covered drive up entrance with intercom access, a big entrance lobby and a multi-purpose room with a full kitchen, adjacent balcony and outdoor patio that hosts a variety of resident activities throughout the year.
The new, one- and two-bedroom units put the emphasis on functionality and flexibility, the release said. The open concept apartment suites include a state-of-the-art kitchen open to the adjacent dining and living rooms, master bedrooms with ensuite bathrooms, walk-in closets and a balcony or outdoor patio overlooking the naturally wooded site and trail network.
“All new apartment suites come with a full array of household stainless steel appliances including fridge, stove, dishwasher and available in suite washer/dryer,” the release said. “On site storage lockers and garages are also available to ease with downsizing and lifestyle transitioning.”
Sharon Gerrior, a tenant at 20 Hill Road since October 2013, is quoted in the release as saying it has everything she could want.
“The apartment design is beautiful with plenty of room and I am able to conveniently access health and homecare services should I ever need them,” Gerrior said.
“The common room Perry + Perry Architects designed has allowed the tenants a social atmosphere and a comfortable living space outside of their own apartment. Although I don’t receive any home care services at the moment, my family and I like knowing my friends are safe and that I have immediate access to help should I ever need it.”
The expansion project is in keeping with the NE LHIN’s focus on increasing access to health and home care services for the city's aging population, so they can live independently for as long as possible.
“Northeastern Ontario needs more innovative housing options to better support seniors’ ability to age in place in a safe and caring environment,” Catherine Matheson, NE LHIN Senior Director of Health System Transformation and Implementation, is quoted as saying in the release.
