An estimated 74 percent of Canadian homeowners planned a home renovation in 2021 and many sought the advice of industry professionals. Speaking with a specialist is the best way to plan out the entire project, from choosing the best materials for your home and family, to setting a realistic budget.

When it comes to calculating home renovation costs, flooring is often overlooked. But, if you consider how every renovation job is literally a ground-up project, the type and quality of flooring materials should be a primary consideration.

Larissa Herbert is a Flooring Specialist at House of Broadloom in Sudbury. Larissa understands that every project – and every customer – is truly unique, and welcomes clients to discuss their plans, needs and budgets before making that flooring investment.

“Set a healthy budget that is realistic for your lifestyle and your home,” Herbert advises. “A lot of the time, people have picked out their finishes – their cabinets, countertops, doors and hardware – and by the time they’re ready for flooring they realize they are over budget. You can change the colours and the hardware, but the flooring should be that foundation you build from.”

A carefully planned and budgeted flooring job always accounts for quality as well as cost. House of Broadloom offers an array of wood, tile, laminate, carpet and cork flooring in a range of price points, with professional installation available. Their team of Flooring Specialists has the expertise and industry knowledge to assist homeowners in choosing the best products for their individual needs.

For example, Herbert describes the differences between a click-system or floating floor, and glue-down plank flooring. While click-systems can be versatile and cost-effective, glue-down flooring can be more durable and better suited to busy areas. Further, glue-down vinyl, plank or tile flooring can be laid over an uneven surface, provides a seamless finish from room to room with no need for transition strips, and is easier to repair.

“The nice thing about a glue-down is that if you do get a mark or scratch on the surface, you can use heat to lift and replace that individual piece. Whereas with a click-together product, you’re basically ‘unclicking’ the whole floor until you get to the damaged piece.”

It is important to note that glue-down flooring materials have changed considerably and today’s products are faster to use and easier to work with. “The type of glue that is used for these products is far different and more user-friendly”, Larissa explains. “It is a pressure-sensitive adhesive. Once applied you wait for it to tack up, usually about 15 to 25 minutes. Then you lay the planks, roll the floor and you’re done.”

Before starting your next renovation project, take the time to speak with experts who can help you plan the project correctly, from the ground up.

“Pre-planning is so important. We’ll help you plan your budget and provide you with pricing to give you an idea of the cost involved, and then you can work that in to your budget.”
