Dalron looks to build 5-storey apartment building on Paris

Would provide 78 new apartments geared toward seniors

A project headed to the city's planning committee Monday would see 78 apartments built on Paris Street geared to seniors.

Dalron Ltd. is looking to erect a five-storey building opposite Nepahwin Lake and adjacent to the Southwind Retirement Home. 

If approved as recommended by city staff, the development would not only help seniors looking for accommodations in that area, but staff estimates it would result in  $140,000 in new taxation revenue. 

“In addition, this development would result in total development charges of approximately $734,000 based on assumption of 78 apartment dwelling units, as well as building permit fees of approximately $117,000 based on an estimated construction/assessed value of all units,” a staff report on the proposal says. 

While Dalron wants to build 96 apartments, the report says it should be limited to 78 because of parking concerns on the 1.39 hectare property. 

“The owner is requesting parking relief for 121 parking spaces where 144 would be required if the entire building were to be comprised of 96 apartment units,” the report says. “In concurrence with roads and transportation (department) comments, minimum parking standards should be maintained to accommodate residents, visitors and staff. 

“If the front yard parking is eliminated, 117 parking spaces can be provided, which would allow up to 78 apartment units. It is therefore recommended that the maximum number of apartment dwelling units be limited to 78 dwelling units based on the availability of on-site parking.”

The city has received only one call seeking clarification on the project, while a mailout to neighbours within 120 metres of the property has been sent advising the, the matter will go to planning for a decision Dec. 12. The meeting starts at 5:30 p.m.
