Developer mum on details for old Paris Street hospital property

Panoramic Properties has declined to answer Sudbury.com’s questions regarding their plans for the old Paris Street hospital property, deferring all insight to a media release

What’s the projected timeline for a 530-unit residential development proposed to take shape at the old Paris Street hospital property?

With Panoramic Properties having owned the property since 2010, what makes now the right time to proceed with a project?

Why did the ambiguously defined previous condominium proposal stagnate? 

Will any of the existing St. Joseph’s Health Centre structure be used in the build?

What’s the projected price range for units? 

These and other questions posed by Sudbury.com remain unanswered, with Panoramic Properties owner Angelo Butera deferring all comments to a media release issued last week, which does not answer them.

The brief media release only hints at the project’s proposed timeline, with a line indicating, “We believe it is time to bring this vision forward,” and that the company plans on submitting an official plan and rezoning applications to city council sometime this year.

With city council routinely approving extensions for applications such as these, the company’s assertion keeps the project’s timeline wide open.

As reported last week after Panoramic Properties issued their media release, the company has proposed the construction of a 20-storey condominium, 16-storey urban loft (rental) building and a 12-storey retirement residence.

In total, the site will include 222 condominium units, 199 apartments and 109 retirement guest suites.

A restaurant is proposed for the top floor of the condominium building, which would be open to the public, and “feature panoramic views of Ramsey Lake including amenities allowing for outdoor dining and private events on a covered rooftop terrace.”

A café is proposed for the ground floor of the retirement residence. 

“The redevelopment is intended to bring renewed vibrancy and build upon the sense of place along the Paris Street corridor as new residents will be able to take advantage of the central location, proximity to amenities and services, and active transportation investments,” according to the media release.

Sudbury.com has reached out to every one of the 13 members of Greater Sudbury city council requesting their insight regarding Panoramic Properties’ proposal. A story with their responses will be published later this week.
